WHAT TYPE OF LEASES DO YOU OFFER?
We offer individual leases. This is a great option for you since each person is responsible for their own portion of the rent and not their roommates.
WHEN IS RENT DUE?
Rent is due on the 1st of every month with a grace period until the 3rd day of the month. Rent is considered late beginning on the 4th of each month. Please note that late fees will start to accrue beginning on the 4th day.
WHAT ARE INSTALLMENT PAYMENTS?
You are not paying rent for each month you live at The Cottages of College Station, rather you are making installment payments. Your total amount due is split up into 12 equal payments throughout the length of your lease. The lease agreement will not be for an entire calendar year. You will move in in early August and move out in mid July. This allows time for you to move out, for us to fix the apartment as needed, and to move someone else in for the following year.
WHEN CAN I SIGN MY LEASE AGREEMENT?

WHAT IS THE LEASE TERM AT THE COTTAGES?
We offer twelve month leases. Lease terms may vary per floor plan. Call us today for details.
WHAT IF I DO NOT HAVE ROOMMATES?
No problem! We offer a roommate matching program! You can fill out a roommate matching profile form along with your application and management will match you with the best possible option(s).
DO I NEED MY PARENT OR GUARDIAN WITH ME TO SIGN A LEASE AGREEMENT?
To sign a lease agreement we do NOT need your parent or guardian present.
WHAT DO I NEED TO BE A GUARANTOR?
You must complete the application and the Guarantor form. All necessary fields including a social security number must be completed to process an application. A Guarantor's income must meet property income qualifications. Contact the leasing office for more information.
WHEN DO I NEED TO RETURN ALL OF THE GUARANTOR PAPERWORK TO THE COTTAGES LEASING OFFICE?
We require that all paperwork including Guarantor documents be returned back to the leasing office no later than 72 hours after submitting the security deposit.
HOW WILL YOU NOTIFY US IF WE ARE APPROVED OR DECLINED AS A GUARANTOR?
You will be notified either by email or phone of your status. If you have received information on being declined and need further information, please contact our leasing team at thecottagesofcs@homesteadcos.com.
DO I NEED RENTERS INSURANCE TO LIVE AT THE COTTAGES?
We urge you to get renters insurance for losses to personal property or injuries due to theft, fire, water damage, pipe leaks and the like. Additionally, Tenant is required to purchase personal liability insurance with minimum coverage of $100,000. Homestead U must be listed on the policy.
WHAT APPLIANCES ARE PROVIDED IN EACH UNIT?
Refrigerator with ice maker, stove/oven, microwave, dishwasher, and washer/dryer.
HOW DO I RESERVE AN APARTMENT FOR MY STUDENT?
In order to reserve an apartment, we require a security deposit (per person) and an administration fee (per person). You can reserve an apartment online through this website by clicking the “Apply” tab above. Feel free to call our leasing office at 979.314.0741, and a member or our leasing team will be happy to assist you.
WHAT DOES THE COTTAGES OFFER TO HELP PREVENT CRIME AND ADDRESS SAFETY CONCERNS?
Unfortunately, crime has no address. No security system, courtesy patrol, or electronic device can guarantee complete protection against crime. We do have our own contract courtesy patrol to help monitor the community. However, we ask residents to contact the College Station Police Department at 979-764-3601 if you see any suspicious activity. As always, you should contact 911 immediately for any emergency or criminal activity you might observe. We ask that you also let us know in the management office if you see any suspicious activity.
While we put forth our best effort for the well-being of our residents, at no time are we able to promise, warrant, or guarantee the safety or security of any resident or personal property against the criminal actions of others. Every resident has the responsibility to take care to protect himself/herself and to maintain appropriate insurance to protect their belongings.
